Condo insurance in Thailand comes in two separate layers
Building and common-area insurance — arranged by the condominium's juristic person, covering the structure itself — is separate from insurance on your own unit's contents and interior. Many buyers assume the building policy covers everything inside their unit; in practice it usually stops at the shell.
Not every building policy actually covers flood
A general "all risks" building policy doesn't automatically include flood as a named peril in every contract — some insurers price it as a separate rider, or exclude it outright in higher-risk areas. Before buying, ask the juristic person for the current policy documents and confirm flood is explicitly listed as covered, rather than assuming it.
Get a quote before you commit, not after
For your own unit's contents, request an insurance quote for the specific address while you're still deciding, not after signing. If a specific address is priced high or an insurer won't quote it at all, that's a fast, concrete signal of how insurers view its risk — independent of what any public elevation or history score says.
Renters have coverage gaps too
Tenant contents insurance is far less standard in Thailand than in many renters' home countries. A landlord's building policy protects the landlord's structure, not your belongings — it's worth asking directly whether the landlord carries flood coverage, and whether a short-term contents policy makes sense for your situation.
