Does Floor Level Affect Your Condo's Flood Risk?

This is the core distinction: our flood risk score describes the location — would water plausibly reach ground level here — not any specific unit within a building. Choosing a higher floor is something you add on top of that location score, not a substitute for checking it.

A ground-floor unit is the first to take on water if the building's surroundings flood — furniture, flooring, and electrical outlets at floor level are all exposed in a way an upper floor simply isn't. That said, ground floor often comes with a private garden or terrace and easier moving logistics, so the trade-off is real, not one-sided.

Elevators, generators, water pumps, and parking are typically on the ground floor or in a basement — if those flood, every resident loses power, water pressure, or lift access regardless of which floor they live on. A high floor keeps your unit dry but doesn't guarantee normal building services during and after an event.

Where are the generator and main electrical panel — ground level, or raised? Is parking below grade? Has the building flooded before, and if so, what was actually affected — just the ground floor and parking, or building-wide systems too? These questions matter more than they might seem, especially in a Moderate or High score area.

If a location's score is Moderate or High, a higher floor is a reasonable way to reduce your personal exposure without ruling out the building entirely. But it doesn't change the underlying score, and it doesn't protect you from building-wide disruption — check the exact address first, then decide how floor level fits into that decision.
